A Practical Checklist Before You Rent a Property

Rental decisions are usually made quickly — and small details missed at the start commonly become disputes later. This checklist covers the practical points worth confirming before any agreement is signed.

Verify who you are dealing with

Confirm that the person letting the property is the owner or is properly authorised to act for the owner. Ask to see ownership documents or authorisation, and ensure the names on the agreement match them. If a broker is involved, be clear in advance about their fee and who pays it.

Inspect the property properly

Visit in person where possible, and note the condition of fittings and appliances — ideally with photographs — before moving in. A documented condition record protects both tenant and owner when the tenancy ends.

  • Water supply and pressure at different times of day
  • Electrical fittings, switches and the condition of wiring
  • Seepage, dampness and the condition of walls and ceilings
  • Doors, windows, locks and general security
  • Mobile network coverage inside the property

Read the agreement before signing

Check the rent, deposit amount, notice period, annual escalation, maintenance responsibilities and any restrictions. Confirm what the deposit covers, the conditions for its refund and the timeline for returning it. Anything agreed verbally should be written into the agreement.

Clarify ongoing costs

Rent is rarely the whole picture. Confirm who pays maintenance charges, utility connections, parking and any society or building fees, so the true monthly cost is clear before you commit.

Keep records

Keep copies of the signed agreement, payment receipts and all significant communication. Organised records make renewals, disputes and exits far simpler for everyone involved.
